I have a background in sales/marketing so we have a honed marketing system to purchase properties directly from homeowners at a fraction of the cost.

When I help clients to rent a property out, I'll ask for tenants to submit application forms along with 2 months pay stub, 2 months bank statements and I'll check their credit and background.

I share this because this creates multiple streams of income and the need for invoice generation.I have a technical background and am very savvy with Excel.

Just for some background, I was hoping to remove a water heater from the top unit and connect the pipes to have just one water heater hooked up for both units, but financially it will be a lot more expensive than to just buy another washer/dryer set.So my question is: what would be the advantage to having one shared water heater for both units with one communal washer/dryer, compared to keeping the water heaters separate with one w/d for each unit?
