Another factor that I’ve been looking into is if/how her regular HOA dues (current $2K/yr) and taxes could be wrote off on her capital gains since she has owned the lot since 1985 and transferred the deed solely into her name in 1995.Some additional background on the project we have planned for this lot:$100K for the lot$250K-$300K build cost$620K for comparable sales (same home we sold in December)What does everyone think?

If they are, then they will likely change their address with these providers (eventually or immediately), which will add new addresses to their credit file/ background search and your process server will likely be able to get a hold of these new billing addresses and pay them a visit to figure out if they can get a face to face to hand them the summons.

(the cost of this was $20 per background check)I could have paid a title company to do a more thorough search ($159) to see if there are any IRS tax liens (register of deeds would not catch that) but I feel comfortable moving forward for now.Filed certificate of saleInsured propertyI'm a little unsure what I'm going to do next.
