New Investor in Louisville, KY Intro

Figured that now that I feel ready to take the next step beyond reading and learning I would introduce myself. My name is Will and I am in the Louisville, KY area. I haven't invested in real estate (or anything else for that matter) before. I graduated College in Mechanical Engineering in 2013 and have had a full time job in my field ever since. I have done a lot of research and have come to the conclusion that my investing style is Buy and Hold. I want to buy a small multifamily in a popular neighborhood in my city (the highlands) to become an owner occupier. I have a partner that has financial backing and I have been doing research/listening to podcasts/reading investing books seriously for about a year (I have been toying with the idea of this since I was in High School).  Looking for tips especially in this market about how to find a good property as well as general connections in the industry. Any help or just dropping by to say Hi is appreciated!
