@Robert Maxwell, my advice: listen to the first 300 episodes of the BiggerPockets Podcast and then return to forums when you have a specific question.

I don't think your advice is suitable for many investors but everything is case by case and your one size fits all advice could lead to a lot of issues. 

Feel free to connect if you need any advice and I would suggest getting plugged in to some of the Real Estate Investor Associations locally if you want to seriously scale your portfolio. 

I can't order furniture, set up moving dates, or advertise for roommates.I'm also undecided on whether I should pursue STR/MTR/LTR options. (5 minutes away from groceries, 15 min drive to DT Seattle, <30min bus to DT Seattle)Do you have any advice on what steps I should take leading up to the closing date, which is just 2 weeks away?
