I tried to google this over and over but cannot find anything that is tailored for an agent and that has the time frames that need to be followed and what documents that I need to take to each meeting with the clients, the title company etc... 

Hello I am a newbie to some of this real estate businees, I am located in the San Pablo Ca area and would like to know how i would i like to know how do i choose a good title company to help me close my deals.

Can i refinance in my name  then transfer title to llc?

I'm brand new to real estate and reading up on the general transactions of property purchasing & selling, but it seems that there are non-physical pitfalls such as liens, titles, and possibly others.

When you are virtual wholesaling does the attorney/title company have to be in that city or can I use my own ? 

Use Title and Escrow of course.
