While there are a few things in the software I would love to have them improve, the overall experience has been pain-free.

I don't think any software is necessary for your first 10 units other than a simple spreadsheet. 

While it can be complicated, the joy of technology is that now you can “earmark” expenses in QuickBooks or related software to keep your bookkeeping manageable.
