Sorry premature post, lol. ...If you have to go to a house alone to estimate, measure rooms height x width, take pictures of anything not in good-great condition, check and get pics of major systems (plumbing, heating/cooling, electrical) get good visible pics of each room, check for dampness/water in basement, check sill plate for rotting/termite damage, and take pics of the yard, the house, the neighbors houses/yards and the street up and down.

He's had a for sale sign in the yard for about 6 months now.

I went around to the back yard and it was there that I saw baby doll heads hanging from strings from the trees (I am not kidding you).

There might be more value with that approach if the house is salvagable and doesn't straddle the proposed new lot line.

It is great, has very little “routine” maintenance (no yard to mow/water, no parking to plow, brick so no painting…) and vacancies are very few and far between and re-rent with little effort as it is in one of the higher demand areas in the city.

I wouldn't be surprised if you found yourself some potential mentors right in your own back yard.

I've not heard of bedbugs venturing across the yard and driveway to the house next door.
