Most lenders require that the corporation be a “holding Company” only or “holdco” for short.

Long story short they've dropped the ball big time and I have an empty duplex in the Waldo area that needs work done.

But holding what should, IMHO, be short-term debt would keep me up at night looking for monsters under the bed.

I moved to Clarksville, TN in 2012 (Bought our home but will sell here shortly) and chose to rent the TX property out. 

there are ways around credit checks, but you pay an even higher premium to do so. best bet imo is to partner with someone as a passive investor while you learn comm real estate and boost your credit score.

Have plenty of equity so that is a loan option, but money needed for short term.

A real fixer in an area like that might be cheap enough for you to buy in cash and then use whatever short term credit lines you have available to complete the rehab.

Lots of money.There are no real short cuts.

That would save you from having to move twice in a short period of time with a newborn.

Short of wearing a fake ring and attending assertiveness training, I am not sure how to handle these kinds of situations.
