@Tony Hoffer I agree with recommendations to max out any employer match into a plan, if possible.

Find out who owns the property through county records, determine possible debt and date and amount of current purchase. 

Is this a possible asset transfer that will meet the tax requirement of a "like" property?  

With my wife and I already having a place to live, there was no rush on our end to close as soon as possible.

I have an LLC, but I'd like both STRS accounts to be in the single SD 401k if possible.  

You could also purchase an extra General Liability Protection as well to offset any concerns you have about possible liability.

Since then I've been hooked trying to learn as much as possible through books, blogs, podcasts, and forums. 

Some of those that you consider as competition might be nice to you.Always do the math analysis and try to look at the prospective property before you make an offer or at least have a clause in the sales contract that allows you some time (probably about 15 days) to make a detailed inspection and possibly back out of the deal without a penalty that will hurt you too much.
