In a case like this it would seem that you wouldn't be blamed for defending your property and health using any means necessary.Seriously, you shouldn't have to offer these crooks $6k just to get access to what is legally yours.

If you had a large lawsuit for health issues from mold or a fall down some rickety steps with no handrail, you may be looking at hundreds of thousands but the vast majority of those are settled out of court for well below your liability limit.This idea that Tenants are suing Landlords every day (and winning) is ludicrous.

Also I recommend to check out latest city rules for tenant-landlords: http://www.phila.gov/health/pdfs/Landlords_Guide_t...There is a list of disclosures and pamphlets that you have to provide your tenant to be in complience with the city law and to be able to evict if it come to that.
