Senior Housing Outlook

I'm curious what your thoughts are on the outlook for senior housing.  As we know the baby boomers are reaching retirement age. 

I read a recent Census Bureau that states:

By the year 2030 will marks an important demographic turning point in U.S. history according to the U.S. Census Bureau’s 2017 National Population Projections. By 2030, all baby boomers will be older than age 65. This will expand the size of the older population so that 1 in every 5 residents will be retirement age.

“The aging of baby boomers means that within just a couple decades, older people are projected to outnumber children for the first time in U.S. history,” said Jonathan Vespa, a demographer with the U.S. Census Bureau. “By 2035, there will be 78.0 million people 65 years and older compared to 76.7 million under the age of 18.”

How would this effect the housing supply and demand, are investors seeing this as the next opportunity coming in the next decade?

@Quito Keutla @Scott Mac Currently 10,000 people a day are turning 65 years old, the  "silver tsunami" is here now. Senior housing and assisted living is expanding rapidly but it's a very hard business, and sadly there are some people trying to take advantage of investors by leading them to think "it's easy" to get someone to do "just the business" and that "someone" will rent or buy a house for more than it's worth.  The owner/operators who are successful understand that the business is just the highest best use of the property and ultimately the real wealth is in the real estate.  It's a buy and hold, with a revenue producing business.  I've been in healthcare almost 30 years, I help seniors find placement in assisted living and I help owners buy and sell assisted living facilities.  If you are interested in developing assisted living facilities let me know, there are lots of opportunities.
