You're a motivated buyer when 40 gallons of water are on the floor and when the tenant calls you February 1 with a busted furnace. 

I like to think I’m a very motivated and driven person so hoping to learn as much as possible.

Just that the second is really motivated (not desperate) to rent our house specifically as it is close to their family. 

Particularly they may be motivated if they see you are trying to get them out too as a package. 

We discussed internally charging owners a flat monthly fee for nonpaying tenants we couldn't evict, but decided the $150 and $250 fees were fairer as owners would perceive we were motivated to get them government rent funds, instead of sitting back collecting the flat monthly fee.

If you're motivated to be successful, you will do what it takes. 

My main motivator is knowing how the actions I take now in REI will lead to financial freedom and thus allow me to live my life the way I want to live it.

My primary motivations might be a little bit different though.
