Investing in a "transitioning" neighborhood is one thing - and can be a real home run. 

No holes in the walls, raccoons or poop buckets to be seen.This area is one of the last "affordable" areas in or close to seattle, and it does have some challenges still but given the proximity to Seattle and Renton and light rail transit nearby and various other factors,   its gonna keep improving as long as the big one doesn't hit or Mt rainier doesn't go kablooie.

Concord is transitioning in a lot of places. 

My goal is to keep my job and she wants to transition out of hers when we start having kids.

They are completely underwater at 1010 Mass Ave (the ISD location) and you can expect long delays for everything.

Despite what perhaps many of the mass guru education on topics like wholesaling may tell you, there is no one single "right" way to do it; the "right" way is the way that genuinely fits who you are and the type of business you want to have.  

Most of our clients have been people relocating from different states and/or in transition between jobs and waiting for an apartment to open up.

I'm transitioning out of the military currently waiting patiently to start a new career that should allow enough time to jump into real estate investing with plenty of time left over for family and fun...or so I think, ha!
