2- Do you guys know and can introduce me some knowledgeable agent that I can work with which knows SF and can fight for me to get some discount?

When I introduce myself and show them the contract will they give me any grief because I'm a newbie?

It is like the buggy whip  salesmen or the travel agent , there is just no more need  in modern society for such things in the Information Age  It’s a fact that real estate is an arm of the law and agents are absolutely practicing law in a very limited scope (if you look at the history of the profession it was done by lawyers until standard forms were introduced).
