The HVAC is still alive but might break down soon enough (a year or few).So if I add up the repairs and hvac costs to the purchase price, I will reach the fair market value of well conditioned condos in the area.I understand in this case it is not a good investment as I'd rather put the money straight into a well conditioned condo instead of the repairs effort.

My thought process was to buy/build commercial space to move my primary business into, while leasing out the rest </=49%, in an effort to decrease/maintain my current rent level ($550/mo) while building equity in property I own.

I recently bought one for 5K, no work needed.Class C properties under 35K.Class B properties 50K-70KI can buy class B properties for well under 50K all day long. 10-20K repairs and upgrades, then sell for 70-95K.These numbers can be beaten with a little effort.
