If she is current on rent - and especially if not - start the eviction process under “quiet enjoyment” if your locality allows it, or under anything else you can factually claim, ASAP.The fact that she has not been arrested yet is likely only because a case like this goes from the victim (1) learning about the crime, (2) contacting credit card to confirm, (3) making a police report.

Old buildings where landlord pays water I take 60% of expected gross income off the top in expenses.This does not include immediate deferred capex which would result in a further price reduction or credit from the seller to purchase.If property was full I would look at the loyalty factor of the tenant base.

I have a great credit score and I am willing to do some of the minor contracting work (painting, retiling and landscaping) by myself as I don’t have a family and I am currently house hacking with other lieutenants and I’m essentially only paying 300 dollars or so to live in my house every month while still paying equity on my mortgage.

I've heard of (1) another investor who has private lender financing to fund 100% purchase price + light rehab + furniture with 5 year term at 10%, (2) someone else who has an institutional line of credit for similar projects at 7.5%, (3) another investor who was able to raise a blind 10 yr pool of money for corporate housing properties at 6.5%.
