We are just getting started and are going to offer property management as well but want to focus on getting another lease to have a higher stream of income to put back into the business.

Glad to be aware of these to set expectations when I get started. 

However, the method works just as well for comparing large markets as it does small.  

Ask them if they have any questions; otherwise, you wish them well and will be a positive landlord reference if they need one on their 7/15 departure.If they're going to stay, they will stay regardless, so you'd handle it legally at that point.

This will likely produce larger financial rents back to you as well verses renting out rooms in a SF home.Best of luck!

I work with investors and am plugged into the off market investment market as well.

Also put in your leases that tenants must clear all decks because those can collapse from a lot of snow as well.

But I really do love this route and wish I would have known about it sooner.

I would set up outside cameras and deadbolts on all doors. 

Yeah the lender told me as well it's better to buy now because if I move to self employment then the clock resets.
