Discuss world economics.....current events.....the real estate market in your area.

All of these don't require me to physically chase rent and create an electronic record of the transaction, and attempts to collect, in the event there is a dispute or eviction lawsuit. 

So I'm hoping this isn't just a lesson learned event...but when I purchased my rental near joshua tree, the homeowner was to put in a new HVAC system prior to closing.

Basically, loss of rents covers your lost rents while the property is being repaired due to another event such as wind, fire, etc.

@Jacob D Adamczak I started with a CPA right away because I didn’t want to miss any deductions on the personal or business side-and in the (admittedly) unlikely event I get audited, I want a tax professional on my side that is already familiar with my situation.

@Lorin Mones, that is the next step if I am not able to find events.

The first event will be next week and due to Covid / the number of people it will be a virtual event using the "Icebreaker" app.

As an accredited investor who has looked hard at a number of syndications, sponsors, and attended several events in the space I would like to briefly argue the counterpoint which represents my investment strategy.  

I'd look close to the downtown area as most guests I've had are in town (this is pre-Covid, obviously) for concerts, events, etc.
