My other guess is that you may have worked with transactional agents who aren't putting in the work and just want to get a deal done figuring that sending you dozens or hundreds of "deals" will increase their chances.My recommendation here would be to find agents with a lot of recent investment property sales (challenging to do w/out MLS but doable w/Zillow, Redfin, Homesnap, etc.) and attend virtual or in-person networking events to find investor-friendly agents who are looking to develop relationships.
