It's very rare that anything good comes from exceptions or unique situations.

I'm working in one particular "niche", one which is rather un-common (but that's precisely why I chose it!).  

Does West Oakland have something unique that can't be had elsewhere?   

If they are in a completely different niche market from me i.e., they make cabinets, i make butcherblock countertops/furniture, then i am very open with them.

It is a very specific niche which takes years to really understand.

The 'main' meeting is next Tuesday and would be a great place to meet and network with local investors, trades etc and maybe get some direction on what niche you are most interested and qualified for.Depending on what you want to do,  (flip, buy and hold, house hack, wholesale, buy notes, chase probate or code violations, tax deeds, land etc) there are plenty of resources in Orlando as it is a very sought after market that performs well. 

It's a niche category and there is likely a fairly small pool of brokers working these deals and they can give you a sense of a future value. 

If I want to take that level of risk, I will go into VC, where someone may not have experience, but they have a unique idea.

We have a signed lease and deposit with a couple that love the house - they have expressed interest in executing a purchase option and we have put some preliminary terms in front of them on that subject.Anyways, one of the challenges with the house is that it's so unique.
