Additionally, review your lease and see if it gives order of payments received i.e. '...payments received will be applied to admin. fees, then to returned check charges, then to other amounts (excluding rent), then to rent' - this will further strengthen your position for the 'Notice to Quit for Non-Payment of Rent', regardless however this is the way to go.

The taxation rules around dividends between related corporations is another topic which you should review with your accountant as there are a variety of conditions that impact taxation.Finally, my last bit of advice would be the same as my first ... set your objectives down (near-, mid- & long-term) in bullet form and find yourself an accountant to lay out a plan to meet your current and future needs while mitigating taxable events along the way.

I even reviewed with him that the tax records say that the building is a SFH but he assured me that the town does not restrict use of lots to SFH/Multi/Commercial/Ect.The CEO is willing to write a letter explaining that to the appraiser that the transition from a SFH to a Multi-family was completed 20 years ago and there have been multiple town assessments sense that time.

@Bellman Tumasang #2 (reporting tenants to credit agencies) is not currently available but it is a highly requested feature in the suggest a feature forum and is marked as "under review" so it will probably be added at some point.We also use and like Buildium.
