Good question, I would do nothing difference, when I start to invest over 40 years ago, my objective was to control and buy real estate at an equity profit (while others were paying too much and hope the values would go up)As a result today, many of my properties are paid in full.

Today, I have 12 rentals and two flips under my belt.

Bill them for it today!

I went around in the Shaker/Cleveland area driving for dollars today!

Bottom line is that prices today are too high regardless if you are a flipper or a buy/hold.
