Offers don't get submitted to the lender, only fully executed contracts.  

Also, you would have to find a broker so you can work as an agent as I am sure you know.The trickier part is finding a broker that would allow you to work as an investor or even submit low offers.

If you don't know what closing costs are, you need to watch a lot of YouTube videos.  

I submitted an offer down the street from a property I own in October, and offered list / market price.  

I found out about Bigger Pockets surfing the Internet about real estate investing and listened to some YouTube videos with Josh Dorkin.  

@Kelly Maybe this is a totally stupid thought, but couldn't you just call a few people that viewed the house & ask why they didn't submit an application?  

However, Phil's free youtube videos are actually a great source for gathering basic information about REI.  

Just would like guidance, I'm somewhat familiar with wholesaling but I noticed a lot of wholesaling courses or training video's say you can wholesale with no money, no credit.

If the landlord says their rent is $1800 and the tenants say it's $800, then you know you've got some issues to work through.Get boots on the ground to walk the property for you and take video/pictures.
