There just seems to be a million warnings against starting a property portfolio in the US.

... and you're going to need a significant other income source to qualify for the cash-out refis - the rents on those SFRs won't support a 70% or 75% LTV refi loan (which should independently be a warning sign something isn't right with the overall strategy, but I digress), so outside income will be needed.
