Using home equity to finance multifamily homes

I'm relatively new to the real estate investing world. Currently living in San Diego. Mainly looking at investing out-of-state. I have 2 SFH rentals currently and would like to begin investing into multifamily homes. I would love to hear about pros/cons of cash out refinance/home equity loans and reinvesting that money into a apartment complex. What kind of issues have arose while closing? Financing issues? Any advice?
