You should budget for replacing this every three to five years. 

To myself personally I think it is a foolish way to spend your time.

For every dollar they are spending they are able to quadruple their buying power since 25% down is all that's needed on a rental property.

I would put some money and time into honing your sales and closing skills BEFORE spending money on direct mail.

Spend time thinking about how to get ahead (or having fund with family and friends).

I have gotten weird fees that I had no idea to budget for such as a high grass fee of close to $400 because the grass was too high.
