There are power points that almost every career has: integrity, initiative, ingenuity, passion, enterprise, creativity, optimism, reliability, resiliency, team work, leadership, persistence and tenacity, As a newbie, I am choosing to spend a lot of time on my investing and real estate education building the skills necessary for me to be successful.

Less risk, probably more reward, allowing more informed decisions.In the mean time I've installed a nice fully equipped home gym in my home and have been working on improving my physical fitness, and have also been increasing my outdoor grilling skills (with the Covid thing, I've temporarily given up restaurants--I do miss Olive Garden though).So instead of slacking, I've simply focused a little more on lifestyle.Good Luck!  

Also I've found that I am most skilled off the court supervising as opposed to actually swinging the hammer, it's something I can do, it's just not the best use of my time.

Another thing many people need to work on is their listening skills, a lot of times we are thinking of our response before the other party is finished talking, this can be a distraction that can cause nervousness.

They all work exclusively with investors and have more flexibility and skill to get investor loans approved.2)  House hack is always my #1 recommendation for new investors. 

I am currently in my second year in college and I currently have one door with one tenant in it and I would like to form a niche based on student rentals that are in apartment/condos.I am not trying to scale to fast, but I am now just trying to read as many real estate books that apply to me as possible and network with as many investors that are experienced in student rentals.The skills I would like to learn and master is how to find great deals, how to manage properties, how to market properties to qualified tenants, learning about taxes in real estate, how to manage your money as in investor, how to negotiate deals, and how to scale my business.I appreciate whoever takes the time to connect with me and I look forward to connecting and possibly meeting with investors. 

Hey there - interested to see how this turned out as well - we've gone in as 50-50 partners (brought cash to purchase) plus GC's, where he wasn't getting paid at all for his work/time (My husband does the heavy lifting/skilled work) - and we definitely didn't feel that this was a fair deal.
