I have been researching all the newsgroups and asking friends what they do regarding either self directed IRA OR Solo 401K to purchase a property and then host it for rent on VRBO?

I am in the process of starting a home inspection business, but obviously this will not be a W2 job for me, and being self employed, my income will be variable and has not yet shown on my tax returns.  

I've been self-managing and I am in need of someone to do the final move-out walk through.

@Josiah Kay thanks for the reply I appreciate it but yes all utilities are paid by tenant, and lawn care how can I forget about that I need to calculate that in all the time it didn't even cross my mind but thank you for the input I needed it im starting to feel a little bit more confident in my number skill still need more practice

For anyone that has hired an employee to do your own construction work (1099 or regular) how do you handle contractor liability insurance?

Well after reading @David Greene ‘s book Long Distance Real Estate InvestIng I feel confident I could do it anywhere...but I’m working with an agent friend of mine in NJ to get the first one under my belt.

For self employment income, Fannie/Freddie/Jumbo/etc are MOSTLY the same.

I'm confident in the strategy I have.

It’s almost overwhelming but I have all the confidence in the world that BP can give me the insight I need.

For the time being, this first venture would be mostly self funded.
