I'm almost at the point of replacing all of my W2 income with my rental income from house hacking a little more creatively (using rent by room to increase the returns).Since you are a recent college grad and going to grad school, I imagine that you are used to living with roommates, so the strategy that has worked for me and other house hackers in Denver is buying a large single family in Denver metro (basically anywhere within 20 min of downtown Denver between 400-500k), and living in the smallest room and then renting out the other rooms.

I am a consultant for schools during the day and I purchased my first single family home in NY last year. 

Many of these are also setup as old-school 506B offerings, so they are not allowed to publicly solicit.

Avg. income, business/jobs in area, how to find what business might be moving to or from said areas, school districts, and other considerations I'm not aware of.

My advice to you, get your real estate license through an online real estate school if you plan on investing in Colorado.

We sold some in less desirable areas, and purchased in good and up and coming better areas with good schools etc.

I went to AA for grad school, and have been in that house for a few parties!
