Hi @Darnell Robinson,You can speak with some local banks to see what they might be able to offer you.Additionally, you can use the 'Find Partners' tab on BiggerPockets to see a list a reputable HMLs in your state.Lastly, you can head to your local REIA and see if there are any private lenders there.At this stage, it's probably best to explore all of your options and see which route makes sense from there.Best,Michael

All of the properties are brand new construction in really reputed communities with all the amenities and terrific location.

Always focus on the people first - their reputation, their experience, etc.

Over ten units and in one or two buildings charge a bit less and are dealing with more commercial level of infrastructure (e.g. boilers, roof, drains, fire systems, etc.).At the smaller end, there all kinds out there that are more or less reputable.

With that in mind, my questions are as followed:-What are the characteristic of a reputable property management company?

No concerns with reputations in the business/personal/social circles you're in? 

Nor do reputable brokers expect to be paid in cash before your deal closes.

Get an agent who knows the market and can help craft a competitive bid, and with a mortgage lender with a good reputation and quick close time!

That being said, state capitals also often don't have a great reputation.
