Bay Area Fix and Flip

Greetings all! Been a while but I'm ready to start exploring my first fix and flip here in the San Francisco Bay. I'll be ready to refinance my home, pull out some equity and purchase my first flip by September. My question is, what's the best to secure financing for a first timer flipper? I've had my LLC for year (I'm also a Real Estate Agent) and don't know if that counts but it's there.

I’ve recently started researching private money and hard money lenders, but haven’t gotten far. Any opinions, suggestions or advice is greatly appreciated! Thanks all!
