Im located in Phx,Az and its common here to still see empty dirt land in prime areas of city, as an example, my father who knows next to nothing about real estate purchased a 7k sqft gated dirt land  in the city 3yrs ago for $35k cash, was planning to invest in it but it was too much hassle for him so recently he sold it for $140k .What's a good way to find good deals on empty dirt land  in the city or close by, does mls offer this search option.

I have found that if its a good enough deal to flip , its a good deal to keep as a rental , sometimes better , as a rental you do a quick repair and cosmetic update and rent it out , and in maybe a couple year it has appreciated , you then do a remodel and sell and you have made much more

So, I will share my opinion and leave it for other, more tenured investors, correct me.This is my understanding: your goal is to get the property at such price and location that it would make sense for investor (your buyer) to purchase from you and do whatever they want to do with it.
