Would like to get opinions on if we should list it for a 12 month lease starting in November/December or do a 6 month lease so the renewal will fall in the summer months.

However, with that being said, if personally gaining this knowledge gave this investor fulfillment or a renewed empowered sense of control - to them it might be very worth it.   

I think thats about market value, I could potentially get a little bit more on renewal. 2 of 3 units are occupied, with a tenant lined up as soon as the floor is laid on the 3rd unit.

I do know that when I form an LLC I can get commercial loans at 20 year amortization schedule and at year 5 year there is a ballon payment or the financial institution will evaluate the loan and rate and renew the loan.
