My main questions are  1) should I be my own registered agent or pay for the service for $100 - 160 per year. 2) should I pay $280 per year to have a business like legal zoom complete and file my LLCs Annual Report using information I provide (they also send email alerts reminding me of my obligations to meet state filing requirements). 3) Should I just use attorney?

Remind them you are giving them a deal by not holding to the remain months of there lease.

I'm honestly really fed up with the general contractor.As a reminder, I pay the exact invoices that are submitted to the GC.

Remind the tenant that rent is due on the 1st, late on the 2nd and a 5 day will be given if not paid by the 5th.

@Ali Boone shouldn't the property manager be on the Tennant and reminding them about weeds/lawncare if the Tennant is taking care of lawn maintenance per the lease?

I recommend sending a reminder notice to both tenants not to put anything that shouldn't be there in the toilet.
