How to best start an LLC

Hello Bigger Pockets Members, 

Last week my offer was excepted on single family home in West Allis Wisconsin. I am working with my Step Father who is basically funding me while I do all the leg work. We decided we would like to start an LLC so we can have a shared business bank account for ease of money movement.

I have gone through a few online process such as LegalZoom and MyNewCompany.com to get a feel for prices. My main questions are  1) should I be my own registered agent or pay for the service for $100 - 160 per year. 2) should I pay $280 per year to have a business like legal zoom complete and file my LLCs Annual Report using information I provide (they also send email alerts reminding me of my obligations to meet state filing requirements). 3) Should I just use attorney?

My guess is I would pay about $450 per year for legal zoom if I do all the packages. Or I could be my own registered agent and handle all compliance work on my own. I do not have a problem filling out paper work once a year I just have no idea what this paper work will be like and or how difficult it might be. 

Please share your thoughts, also if you have any questions for me I would be happy to answer.
