The most effective rent collection method is whatever works for the tenant - except picking up rent!

I recommend listening to quite a few BP podcasts before picking which angle you want to enter in to the market.

We purchased a 8,000sqft warehouse and the single family house is the property next door that we are picking up in the deal.

If not, is there a way to pick the ones that are least likely to redeem so I don’t have to look at all 575 homes. i.e. look for deceased owners, people in jail, large amount of taxes due…????

Owner comes and picks her up and all is right in the world, until the next morning he said they have bed bugs...Fearing the worst I let my cleaner know and the plan is to get everything sprayed and I'm almost to the point of cancelling my next guests.
