They can inspect at random times and send notices to you to fix things with short turn-around times (usually a month, which is reasonable for most things).

MAking random offers based on Zillow seems insane to me .you might as well just tell every person the phone you’ll give them a million dollars for their dump !

And even if you've found the unicorn TK provider, you may still have a random issue or expense early on that you just predict.
