I generally close them in around 15 days and often don't need an appraisal as many lenders will accept an online valuation tool.

FHA will also not allow you to close in a revocable trust as most lenders will enforce a "Due on Sale" clause.FHA has a "100 mile rule" so you cannot use another FHA loan to house hack.

However if the sale has happened and you say there are NO redemption rights then sounds like who ever bid at the sale is the owner / or it reverted to the lender or who ever owns the debt that was foreclosed.
