Not saying...would prefer to keep the competition to a minimum :-)But there are areas that are not that large that have lots of varying reasons for people to want to go visit/work/play/get away.....They almost have to be found by happenstance....Most people look at the obvious areas.

I wouldn't want to have her to stay after the renovation since I saw how she is living and I'd prefer a more caring tenant.

I have looked a both markets and just in my personal opinion I would prefer KY.

I prefer the photocell sensors that come on a dusk and turn off at dawn.

You could choose to pay none or all of them if you really wanted to, but could be at a disadvantage based on other landlords' preferences.

Rental (which I would prefer over a flip)  in that neighborhood goes at 900-1500. 

I've been looking to buy an STR in the OC market since the beginning of the year.  3 beds, at least 2 baths, built in the 2000's with an elevator and pool, downtown or farther up, ocean block preferred, budget 400-450K.

Ironically, I would walk away with what I put in - $150k.I would like to buy a SFH or preferably a duplex where the monthly cash flow could be about $150 - $200.

@Paul Tibok - Go with the FAR/BAR Lease, it is the one I prefer because it is balanced and it clearly outlines responsibilities and recourses for both sides.
