People who want houses prefer privacy, so you have a smaller pool of potential buyers.

That already has liability coverage.According to your situation and personal preference, you might decide to 1) just go holding Title in your personal and and using insurance and umbrella policy, 2) holding Title in the LLC and having insurance and (maybe) an umbrella policy.The "alter-ego" aspect is basically using the LLC as an extension of yourself. 

I’m also looking for a good title company who will close assignments, preferably on eastern shore, but not a must.

What type of weather do you prefer, that plays a factor as well.Moral of this story:  Go for quality of life - you only have one!

I am researching my first real estate investment - a multi-unit residential, preferably 10-14 units, in south east Florida.

I prefer smaller management companies because in most cases they tent to care much more.

Turn key is what I prefer!
