If they were SF properties, I'd probably place the tenant and use a service like secure pay one or something else that is not a full service management company but still a landlord helper.

Here is my question to those who have experience in purchasing a property under these conditions - if a city performs an inspection prior to the house being listed and it fails, is an investor able to buy the property prior to repairs being performed with the understanding that these issues must be repaired so it can pass the inspection before selling it to an actual homeowner?

I also want actual names on the agreement of ppl who will live there and will be responsible for the rental.I know they can tell me to kick rocks and not give me ish' but they seem really motivated to sell so what else can I ask for to vet the current tenants, get more information on them or something to make this a little more secure for me?
