In my opinion, Freeport will become similar to Niceville since highway 20 connects both of those cities.

My family and I love going to Florida off Highway 30A and have been dreaming of owning a place here for years.

Easy access to highways, medical centers, schools is the driving force for rent increase and decrease, just like Houston Multi-families, most of these new constructions will cashflow within the year as long as the location is pristine!

Also, a lender will want to be on the debt side of the equation - meaning regular monthly payments while the loan is outstanding. 

Most would think with all that is happening in East Franklinton, Franklinton would also benefit, but the fact that a highway is dividing the two, who knows. 

This allows me to know that JWB has collected rent if JWB is waiting on remaining payments, any outstanding maintenance issues or simply saying there aren't any, as well as updating me on upcoming lease renewals.

A new soccer stadium, Meta facility, General Motors plants, and TONS of urban expansion (entertainment bridge, downtown park over the highway), etc.

I personally invest east of highway I75 in Hamilton and Clermont County, but mainly that is due to proximity, I grew up/live on the east side and I manage my own portfolio so for me, it would not make sense to drive 45-60 minutes to the west side to manage a tenant. if you have any specific questions feel free to reach out, best of luck on your hunt!

I suspect you'll find higher concentrations of them inside, or near Interstate 285 (aka "The Perimeter"), the highway encircling the city.Due to high property values and scarcity of small multi-family properties this size in Alpharetta, I may suggest keeping an eye on the Alpharetta market but expect to need to look closer into the metro area...especially if you are leveraging property managers and not self-managing your Alpharetta properties.
