Probably wouldnt be worth it to take the guy to court and pay lawyers, private eye and your loss of income from not working to go to court.

It should always come down to the people that you establish as your eyes and ears, heart and soul on ground and to only invest for cashflow and cashflow only.With that being said, the numbers are so good here in the Midwest that I don't see an urge to consider any other market at the moment.Thanks and have a great day.

If I cash-out finance in 12 months and get $87,500 back at 4.5% for 20 years, that still leaves me with 500/month cashflow plus the potential on that loan amount in the next property (assuming a bank lets me refinance).Looks like a good buy to me, but I could use some other eyes on it in case I'm missing something obvious.

I live out of state so I won't be close to manage it.Wondering if the community has any recommendations on where to start looking, up and coming neighborhoods, trends that I should keep an eye out for outside of what I can read on the internet.I'm also open to looking north and south of SLC in areas that include Ogden down to Provo.
