Once the contract has closed and you are all done, I would consider filing an ethics complaint with the State to put this agent on notice that they can't behave like that.

Either way, always have 1-2 backup property managers in case you need to make a switch on short notice. 

You get to make money on the tax.The process is exacting but you personally won't notice any difference from selling and buying other than some time constraints and reinvestment targets.It does start with the sale and requires the use of a "qualified intermediary" in place prior to the closing of the sale who manages the process with you.

If they are on a month-to-month lease, give them 30 days notice to provide a deposit or they can move out and the next tenant can pay one.

I have been exploring PB lately and noticed that when searching posts the search result will list a date from this year, but when you click the post to read through its thread, the post and replies are all from years ago... am I misunderstanding how the dating displays?
