I am in the process of loan shopping.

When shopping around a community with an HOA, I introduce myself to any residents I see and ask them a few questions about their experience with their HOA.

Plus a shop full of tools and equip . 

I like the idea of a one stop shop, but when I checked in March, their functionality was limited.  

If you have ample cash reserves to cover contingencies, or ample access to easy liquidity, having all of that cash sitting in houses doing nothing is like hiring workers to sit around the shop all day.

I am getting ready to shop it again but are those decent rats for low level ac systems?

I just want to see if I should be shopping around for a loan with less up front points or costs...

It is like finding out you need to have surgery and then price shopping for the cheapest guy to do the work, you would never do that you would want to make sure you are getting top level service.

IE not liking FHA financed offers etc.In the end, this will open up new compeition opportunities for highly automated front end shops.  

There's a product out there that lets you "lock and shop" where you can lock in a rate without having a property picked out, but it doesn't seem reasonable for an investor.
