If it were a multi-family you could at least rely on the other units income.But it is completely up to you and whatever you feel is going to get you to where you want to be.

Initially my wife and I plan on BRRRR'ing single-family homes and eventually scaling up to multi-family.  

Could you imagine the time required if a Landlord took 10 applications and then had to track down nine people to refund their money?
