Lakewood, Ohio median home values map - Any areas to avoid?

My colleague, Rich Exner, developed median home value maps for every city in Cuyahoga County. I was very interested to see Lakewood and wanted to share on the forums.  

My wife and I are looking to owner-occupy a multi-family property. Can anyone speak to their experience "house-hacking" in Lakewood? Are there any areas you would still avoid out of concern that the rents won't be enough to make a good buy and hold investment? Thank you!
