Don't really know all the mechanics involved, but I do know how to negiotiate with sellers.

I would think very hard about trying to retail a property that needs paint, carpet, updating, and some mechanical work.

So, if you have only 10% "equity", all that and some more will be consumed if you have to sell.Doing the second is simple, as far as the mechanics.

In my area I can find a lot of cheap empty lots and a lot of cheap mobile homes.
