I was hoping to raise cash, pay the seller, lightly rehab the two units (they’re both already in good shape and wouldn’t take more than 3-4,000 each to make them higher end rentals in the area), raise rents (at least $100 too low per unit), and then refinance out in which I think the property would then be worth north of 100,000.

I live in North Dallas area and it is booming.

Areas like 43224, 43207, 43123, 43211 (North of Hudson), 43219 (certain areas), 43206, 43222 among others are some of areas that SFR buyers and investors are investing. 

If there aren’t any comps and the only thing comparable (or better as you mentioned) is 5+ miles away or in another area of town you could run into appraisal issues.
