House hacking lease agreement for Washington State

Hello folks,

I recently just purchased my first home in Washington state, just north of Seattle. I am planning on house hacking and have been searching for a room by room lease agreement. Does anyone have a lease they would be willing to share? Additionally, does anyone have experience with a local real estate attorney in writing one up? Thanks in advance.
